What is FHA's policy for termite treatment?

Answer

For new construction in termite prone areas of the country, acceptable treatment methods for protection include chemical soil treatment, pressure preservative treated wood, naturally termite resistant wood or physical barriers (such as metal or plastic termite shields), bait systems, or any combination of these methods. See the Pest Control section of the HOC Reference Guide for details on termite prone areas, the required builder warranty, and National Pest Management Association (NPMA) Forms.

For existing dwellings in termite prone areas, the HOC Reference Guide provides information on specific NPMA or state inspection forms to be used, any requirement for state licensing of the firm conducting the inspection and guidance on clearing conditions on a state report.

Generally the treatment method will be as recommended on the inspection report. Where the home uses an individual water supply system, soil poisoning is an unacceptable treatment method unless satisfactory assurance is provided that the construction and location of the water supply system meets the specific requirements of 24 CFR Part 200.926d. The HOC Reference Guide also describes requirements on condominium units. All chemical soil treatments, bait systems, and chemical wood treatment must be approved by the Environmental Protection Agency (EPA) and applied in accordance with the EPA label instructions.
